City Living

Significant residential development activity is taking place in Derby City Centre. New build units are coming forward for sale as part of the Castleward scheme and the Full Street redevelopment, sales rates achieved on both these schemes demonstrate a buoyant market in Derby City Centre. In addition, conversions of existing properties (former offices) are also underway creating additional activity in the City Centre. This demonstrates an appetite for housing in the city centre.

The Housing Zone designation and the City Living Initiative will help to boost this activity and meet the Council’s Regeneration objectives on these key sites.  

Derby City Living Initiative

The Derby City Centre Living Initiative was approved by Derby City Council’s Cabinet on the 22nd October 2014. The City Living Prospectus (link below) sets out the rationale for the creation of the Fund, identified goals and the funds objectives. Funds for eligible projects are available now.

The prospectus also identifies the various mechanisms for investment available under the fund and the application and appraisal process for projects seeking funding.

Any proposal will require to be consistent with the objectives set out within the derby city living prospectus.

Housing Zone

Derby City Centre is designated as a Housing Zone. This designation includes three key regeneration sites, Castleward, Former DRI and Friar Gate Goods Yard and the area covered by the City Centre Living Initiative.

The purpose of a housing zone is to help to unlock brownfield land and provide viable sites for housing developments. The Housing Zone designation will help facilitating the delivery of the Council's Core Strategy objectives for housing development and the regeneration of key sites. The Derby Housing Zone in the city centre ensures that new housing development will be sustainable and that developments will add to the vibrancy of the city centre.
