Cabinet members will be asked to approve a new development of affordable housing at their November meeting.  

To help meet the unprecedented demand for social housing, Derby City Council is seeking the approval of Cabinet members to proceed with the development of 12 new three-bedroom flats on a currently vacant site at Barlow Street. If approved, the development will be managed by Derby Homes and is expected to be completed by June 2026. It will deliver new affordable homes for those in housing need.  

The plan for the development is a part of the Council’s plan 2022–25 and the Council Delivery Plan 2022–23 to deliver on building new affordable homes that meet the high level of need in Derby and ensure the best use of the Council’s assets. Currently, as of the beginning of October 2024, there are over 6,000 applicants actively looking for affordable homes through the Derby Homefinder system.  

Located in the Arboretum Ward, the site has been identified as an ideal location due to its accessibility to local shops, transport links, and the city centre. If successfully passed, the homes will help to alleviate housing pressures and will be accessible to those registered as in need through the Council’s choice-based lettings system.  

Councillor Shiraz Khan, Cabinet Member for Housing, Strategic Planning and Regulatory Services said:  

“The development of the new affordable housing development on Barlow Street will have a significantly positive effect on Derby and those who are most in need of affordable housing. It has been barren land for some time, and we have been working hard to meet the unprecedented demands for social housing and to help house those who are in need. The development of these flats will be highly sought after and would be rented very quickly. There will also be ample parking space for both residents and visitors.” 

If passed, a contractor will be formally appointed in February 2025 with work anticipated to commence in March 2025.
