Landlord and managing agent responsibilities
New tenants
You should provide all new tenants with information about recycling and rubbish collections. We can provide stickers for your bins and leaflets for any notice boards to remind your tenants what to put in each one – please contact us if you require any stickers or leaflets.
You should ensure that tenants also know:
- how to see which bins are collected on which days using the bin day lookup tool
- what goes in which bin
- what to do if a bin is missed on collection day
- how to present bins for collection.
Making sure tenants have the correct bins
In Derby, we have a three-bin system:
- blue bins are for household recycling.
- brown bins are for garden and food waste.
- black bins are for any residual waste that cannot be recycled in the blue or brown bin.
If you think the property has insufficient bin capacity, needs replacement bins or the tenants would like additional blue or brown recycling bins, you can request these online.
Damaged or lost bins
Replacements for lost or damaged bins can be ordered online.
There is a £25 charge to replace black bins to cover administration and delivery costs.
To prevent bins going missing or getting damaged, we recommend:
- the property number or name is placed on the bins
- ensure bins are not stored on the street outside of collection days.
Tenants at communal properties
If you have tenants that live in flats, apartments, or an HMO, they will likely share their bins. We can provide bespoke leaflets and stickers for bins at any of your communal properties - please contact us if you require any of these.
The Council provides bins for communal properties on a case-by-case basis. Bins will vary from large containers to wheelie bins or a combination of both.

You can request and pay for additional bins for communal properties online.
We offer reusable recycling bags to tenants in communal properties to help tenants transport recyclables from their properties to their recycling bins. Please contact us to request bags for your tenants.
Regular contamination
To help reduce contamination in flats and HMO’s, we offer lockable aperture blue bins. These have a lid with a small opening to prevent tenants using them for large or bulky items. You can order and pay for aperture bins online.
When tenants move out
At the end of a tenancy, you should encourage your tenants to take responsibility for managing their waste appropriately. You may also be charged for having any contaminated bins emptied.
Bulky waste
Tenants can book bulky waste collections online or visit Raynesway HWRC.
If unwanted items are good quality, they could be sold, or given away on local reuse forums, or donated to charities.
Contaminated and overloaded bins and dumped waste
Bins that contain the wrong items or are overfilled will not be emptied by our collection teams. You should ensure that your tenants can access the information they need to use their bins correctly and find suitable outlets for excess and bulky waste.
If we cannot empty bins because of contamination, overloading or excess waste, a notice will be left. Any excess waste or waste left due to overloaded or contaminated bins will need to be cleared. You may seek the services of a private contractor ahead of the next collection. Once your tenants have moved out, you, as a landlord or managing agent, cannot dispose of any waste left behind at Raynesway HWRC as it is classed as trade waste. However, you can request a quote for a one-off commercial waste collection.
